East Nashville plans call for 61-unit residential project

A Nashville-based real estate development firm is behind efforts to rezone 2.2 acres in East Nashville's emerging Three Points district with plans for a 61-unit multifamily residential development.

Imagine 1 Co. is working with the Colley family, which owns the land at the corner of Porter Road and Tillman Lane. Plans call for two multilevel Craftsman-style apartment buildings with 57 units overall and nine cottage-style townhomes to be built in two phases.

"Our intent is to create a development of residential space that complements the historical aesthetics of Three Points and provides additional housing to meet the high demand in the area," said Matt Gardner, a partner at Imagine 1 Co., whose decade of experience includes stints at Southern Land Co. and Andover Capital Group.

The area surrounding Three Points, where Eastland Avenue and Porter Road meet, is attracting more residential development to complement growth in the retail businesses. Busineses in the area include Pomodoro East Italian Restaurant, Jeni's Splendid Ice Creams, Portland Brew, Wild Cow and Rosepepper Cantina.

The application Nashville engineering firm Littlejohn filed with Metro planners on behalf of the Colley family seeks specific plan zoning for the properties that includes 821, 827, 829 and 831 Porter Road, 2109 Tillman Lane and 809 Powers Ave.

"As we look to the future, we aim to preserve that legacy with a thoughtful approach to development of our Porter Road properties," said Lanier Brandau, the family's spokesman. "This vibrant community is one of the most-desired areas to live in Middle Tennessee, and we want to be a part of that legacy moving forward by creating opportunity for individuals and families to grow and thrive."
