Shopping options to expand in Hendersonville

Three national retailers are moving forward with plans to move into Hendersonville’s newest shopping center on Indian Lake Boulevard, a city official confirmed earlier this week.

Marshall’s, The Fresh Market and Off Broadway Shoe Warehouse have each submitted building plans to the city’s codes department, according to Codes Director Steve Mills.

The three retailers plan to move into Merchant Pointe, a 140,000-square-foot shopping center behind Cracker Barrel. Located in the Indian Lake Center planned development, the 18.33-acre site is south of the CSX railroad tracks and north of the Goodwill store.

Hendersonville Regional Planning Commission members approved in January a site plan submitted by Carolina Holdings Inc. of Greenville, S.C. The plans include a main building with 11 suites and a smaller, 14,250-square-foot building to the north that could house two separate stores or businesses. A current drawing in the city’s planning department shows that building is designated for restaurant and retail use.

No other businesses in the center have submitted plans to the city, according to Mills. Recent drawings show an arts and crafts store, other apparel stores and a home furnishings store.

The Fresh Market boasts 168 specialty grocery stores in 27 states, according to its website. Opened in 1982 in North Carolina, the chain has eight Tennessee locations, including one in Brentwood. Marshall’s, a chain of discount department stores, has 16 locations in Tennessee, including two in the Nashville area. Its sister company, T.J. Maxx, has a store nearby in the Rivergate area.

Off Broadway Shoe Warehouse first opened in Nashville in 1989 and boasts more than 75 locations “coast-to-coast,” according to its website.

The developer is required to provide a traffic impact study for the traffic signal on Indian Lake Boulevard in front of Cracker Barrel. The study should include recommendations for timing and define lane improvements to properly handle additional traffic on Indian Lake Boulevard, according to documents filed in the city’s planning department.

In 2013, a North Carolina developer requested to rezone the property from a commercial to a multi-residential use in order to build a luxury apartment complex. That rezoning was voted down by the city’s Board of Mayor and Aldermen when several residents opposed building another apartment complex in the area.

Mills said he expects construction to begin within the next couple of months and some of the stores to open next summer.

A spokesperson for The Fresh Market said that an official announcement hasn’t been made yet about a Hendersonville location. A spokesperson for Carolina Holdings could not be reached for comment.
