Upgrades planned for Nashville City Center office tower

An outdoor plaza and a fitness center are among additions the owner of Nashville City Center plans to one of downtown's largest office towers.

Bryn Mawr, Penn.-based Alliance Partners HSP LLC also plans renovations to the existing cafe in the building at 511 Union St., which it acquired two years ago.

The upgrades are planned as the real estate investment and operating company recently hired JLL to handle new leasing activity, including finding new tenants to replace Nashville City Center's second-largest occupant.

Architecture and design firm Gresham Smith and Partners' planned move to the 222 2nd mixed-use building that Houston-based Hines and C.B. Ragland Co. plan in SoBro will create 94,445 square feet of vacant space in May 2017.

Alliance Partners and Chicago-based commercial real estate services firm JLL have a relationship that dates back two decades. Bo Tyler and Tom Hooper, executive vice presidents of JLL, will oversee leasing efforts for Gresham Smith's space.

"With the building upgrades, we think we have a unique value proposition to offer Nashville tenants with respect to our large block of space," said Ira Bergstein, director of Leasing for the Alliance's 3.5 million-square-foot core portfolio.

Richard Fletcher of the 511 Group will continue to handle property management and leasing for existing tenants of the 26-story Nashville City Center.

“We know we will make a successful partnership,” JLL's Hooper said about teaming with Tyler to work with Fletcher.
