$3M homes planned for one of Brentwood's oldest properties

A family-owned Brentwood property dating back to 1798 is set to be developed into a multimillion-dollar home development.

Sneed Manor will offer seven to eight 3-acre lots for upscale homes in the price range of $3 million and above. Along Old Smyrna Road, the property has been in the Owen family for more than 200 years when the farm was part of a Revolutionary War land grant from the state of North Carolina.

For construction options, the family has contracted with Rogan Allen Builders, LifeStyle Construction, local architect Sharon Pigott and outdoor hardscape firm SiteWorks, according to a statement from land owner Bill Owen.

“This property is unique and will offer a family something to be proud of,” said Rogan Allen of Rogan Allen Builders in a prepared statement. “It has been in an untouched state for over 200 years and offers a unique, pristine setting to build a home to last generations.”

In 2014 property owners Louis and William Owen withdrew their request to have about 28 acres of their historic Sneed Acres property rezoned to R-2 residential lots.

Brentmeade subdivision had voiced traffic concerns as 17 lots on the old plan would access Jones Hill Drive. They were also concerned about the possibility of stub-out streets in the new subdivision, and if that could signal future development potential to the east and west.

Others were worried that the subdivision would change the character of Old Smyrna Road, a historic corridor.

The Owen family’s great-great-great-great grandfather, James Sneed, moved to the land in what is now Brentwood and built a two-room log house that still stands, incorporated within the larger house on the property.

The 28 acres are zoned Agricultural Residential, which allows for one house per 3 acres. Neighboring properties adjoining Sneed Acres are zoned R-2, which allows one house per acre.
