Acadia Healthcare headed for Emery's One Franklin Park

Acadia Healthcare has officially inked a deal to move its headquarters into the new One Franklin Park office building rising in Cool Springs.

With the fast-growing, Franklin-based behavioral health care company signing a long-term lease for 54,000 square feet of space, the building developed by real estate firm Spectrum | Emery is 20 percent leased.

"We've got letters of intent for a large portion of the building and we're still working with three or four other tenants to fill it up," said David Wells, a vice president at Spectrum | Emery overseeing leasing efforts.

Wells declined to name those prospects, but said two are seeking full floors and the other multiple floors. A year ago, The Tennessean cited mortgage banker Franklin American Mortgage Co. as another prospect.

The Tennessean also was first to report the news in May that Acadia was expected to become the first tenant for the 272,720-square-foot One Franklin Park, which Spectrum | Emery began building without signed leases. Tenants can begin moving into the building as early as Oct. 15 with Acadia expected to relocate into its space early next year.

Acadia will be moving from roughly 25,000 square feet at the nearby Six Corporate Centre office building, which Spectrum | Emery leases and manages. "One Franklin Park exemplifies our vision for the future of Cool Springs, and Acadia Healthcare exemplifies the long-term relationships we seek with our tenants," said developer Pat Emery, the preisdent of Spectrum | Emery, referring to his lengthy relationship with Acadia's management team, which dates to when the executives ran similar behavioral health care company Psychiatric Solutions Inc.

One Franklin Park is the first of five office buildings planned within Spectrum | Emery's 71-acre Franklin Park development along Interstate 65 at McEwen Drive. The company broke ground on Franklin Park two years ago, planning office buildings, along with an on-site multi-family apartment community, restaurants, green amenities, covered parking and panoramic views. The communal parkland is expected to feature an outdoor amphitheater capable of seating more than 600.

Barry Smith, president of Nashville-based Eakin Partners, represented Acadia in negotiating the lease on the space at One Franklin Park.
